Mold, algae and black streaking come back fast in this climate. We wash driveways, pavers, pool decks, walls, fences and common areas at a pressure the surface can take — and switch to soft washing where high pressure would cause damage.

Homeowners, HOAs, condo associations and property managers dealing with the standard South Florida problem: warmth, humidity and rain that let algae, mildew and lichen colonize anything that stays damp. Pressure is not always the answer. Concrete and pavers tolerate it; painted stucco, screen enclosures, roof tiles and older wood do not, and blasting them drives water into the wall and strips the finish. We choose the method per surface and say which one we are using in the estimate.

Our process for pressure cleaning

  1. Walk the surfaces

    We look at what each surface actually is and what is growing on it, then set the method and pressure per area. Painted stucco, pavers and roof tile do not get the same treatment.

  2. Protect and pre-treat

    Plants, fixtures and openings are protected, and organic growth is pre-treated so it releases chemically rather than having to be driven off with pressure.

  3. Wash

    Hard surfaces are cleaned with a surface cleaner for an even finish without wand striping; delicate surfaces are soft washed at low pressure.

  4. Rinse and check

    Everything is rinsed down, including landscaping, and we walk the property with you to look at the result in daylight.

Questions about this service

How often should a South Florida property be pressure cleaned?

Most properties here benefit from once or twice a year, because heat, rain and humidity let algae and mildew re-establish quickly. North-facing and shaded surfaces that stay damp need it more often than surfaces in full sun.

Will pressure cleaning damage my paint or pavers?

Not when the pressure is matched to the surface. Concrete takes high pressure, painted stucco and roof tile do not — those are soft washed at low pressure with a cleaning solution doing the work instead.

Can you clean my roof?

Yes, by soft wash only. High-pressure washing on tile or shingle strips granules, breaks tiles and forces water under the covering; a low-pressure treatment kills the algae and lets rain rinse the roof clean over the following weeks.

Does pressure cleaning remove black streaks and mold?

Yes — organic growth like algae, mildew and lichen comes off well with pre-treatment and washing. Deep-set rust, paint over-spray and oil that has soaked into porous concrete can usually be improved but not always fully removed, and we will tell you which yours is.

Do I need to be home during the work?

No, as long as we have access to the areas being cleaned and to an outside water spigot. We will confirm what we need before the day and let you know when we are finished.

Should I pressure wash before painting?

Yes, and it is included in our exterior painting scope rather than sold separately. Washing removes the chalk, salt and mildew that would otherwise stop the new coating from bonding to the wall.
