Most companies bidding your repaint are painting companies. Smart Coat is family-owned and operated and holds a Florida Certified General Contractor license, which is why the stucco, the concrete and the waterproofing under the finish coat are on our contract rather than someone else's.

Company

Who we are

Smart Coat Painting & Construction is a family-owned and operated contractor based at 1130 S Powerline Rd in Deerfield Beach, and it works one region: Miami-Dade, Broward and Palm Beach counties, from Miami to West Palm Beach.

The company holds a Florida Certified General Contractor license — a materially higher bar than a painting registration, and one that is public record you can check for yourself. It is also the reason the business runs as two practices rather than one.

The first is painting: interiors, exteriors, specialty finishes, pressure cleaning and roof treatment for houses, townhomes and condos. The second is construction and restoration: stucco and concrete repair, waterproofing, roof restoration, surface preparation and the phased repaints that follow, for condo associations, HOA communities and commercial property.

Most of the work sits where those two meet. A South Florida exterior repaint is rarely just paint — salt load, UV and wind-driven rain age a coating far faster than the label allows for, and what is under the finish coat usually needs attention first. Holding the general contractor license means the repair scope and the paint scope go on one contract, one schedule and one set of paperwork, and nobody gets to argue about whose repair the new paint is failing over.

  • Florida Certified General Contractor

    License #CGC1534419, issued by the Florida DBPR. It is public record: this is the number to type into the state register.

    We carry insurance and issue a certificate of insurance naming you, your association or your management company before work starts. Ask for it with the estimate; on association and commercial projects we send it as a matter of course.
