Where we work

Smart Coat works Miami-Dade, Broward and Palm Beach counties and nothing else. We are based in Deerfield Beach and we work the 38 cities below, from Miami to West Palm Beach — close enough to walk a property before quoting it, and close enough to come back when you call.

Of those, 8 have a page of their own, because the housing, the association density and the coastal exposure genuinely differ and the work differs with them. The rest are listed here rather than given a near-identical page each: a thin page per city helps nobody, least of all the person reading it.

What areas does Smart Coat cover?

Miami-Dade, Broward and Palm Beach counties — from Miami, Coral Gables and Miami Beach north through Hollywood, Fort Lauderdale and Pompano Beach to Boca Raton, Delray Beach and West Palm Beach. We are based in Deerfield Beach, on the line between Broward and Palm Beach counties.

Do you work outside the cities on this list?

Often, yes — the list is where we work regularly rather than a boundary we refuse to cross. Call with the address and we will tell you straight away whether it is a job we can run properly, because a crew that is too far away to come back for a punch list is no use to you.

Why do only some cities have their own page?

Because only some of them genuinely need one. Boca Raton, Fort Lauderdale, Pompano Beach, Deerfield Beach and Delray Beach differ enough in their housing, association density and coastal exposure that the work is scoped differently in each. Publishing seventeen more near-identical pages would add words and no information.

Does the city change how the job is scoped or priced?

Yes, in three ways that matter. How close the property is to open salt water decides the wash, the preparation and whether metalwork needs direct-to-metal coatings; whether an association or an architectural review committee is involved decides the color-approval process and the schedule; and structural, stucco and waterproofing work is permitted through the municipality, whose review times are its own.
