Painting and Restoration Contractor in Fort Lauderdale, FL
From canal-front houses in Rio Vista to downtown condo towers, Fort Lauderdale property has one thing in common: water on three sides of it. We prep and coat for that, not for a generic exterior.

Fort Lauderdale's housing is unusually varied for a single city. There are mid-century ranch and MiMo houses from the 1950s and 60s, historic districts with wood-frame and masonry homes that predate them, dense canal-front neighborhoods, and a downtown core of high-rise condominiums. Each needs a different approach: a 1950s house with original wood fascia and jalousie openings has almost nothing in common with a twenty-story concrete tower except the weather they share.
That weather is the constant. The city has hundreds of miles of navigable canals, and homes on them sit at the intersection of salt water, humidity and afternoon storms. Seawall-adjacent walls stay damp, metal corrodes faster, and coatings on the water-facing elevation age well ahead of the street side. It is normal for us to specify a different preparation and coating build for the canal elevation of a house than for the front of the same property.
Downtown and along the beach, the work shifts toward association projects: balcony and walkway traffic coatings, sealant replacement around window systems, spalling repair on exposed slab edges and the phased repaint that follows. Because we hold a Florida general contractor license, the concrete repair, the waterproofing and the paint on those buildings are one contract rather than three.

FAQ
Questions about painting in Fort Lauderdale
What Fort Lauderdale homeowners, boards and property managers ask us before an estimate.
Do canal-front homes in Fort Lauderdale need special treatment?
Yes. The water-facing elevation takes salt, spray and constant humidity, so it needs a thorough wash, careful attention to any exposed metal, and often a heavier coating build than the street side of the same house. We quote elevations separately when the exposure genuinely differs.
Do you work on Fort Lauderdale condo and co-op buildings?
Yes — building repaints, balcony and walkway traffic coatings, sealant replacement and concrete spalling repair are core commercial work for us, phased building by building with written resident notices before each phase.
Can you paint historic homes in Sailboat Bend or Victoria Park?
Yes, and older wood-frame houses need more preparation than modern block: rot repair in fascia, soffit and trim, careful surface preparation, and a coating system that lets the wood move. Historic-district properties may also need color approval, which we will factor into the schedule.
How long does an exterior repaint take on a Fort Lauderdale house?
Most single-family exteriors run one to two weeks, driven mainly by how much stucco and wood repair turns up after the wash and by the weather. Your estimate includes a schedule with the specific working days.
Do you handle the concrete repair as well as the painting?
Yes. Spalling repair, stucco restoration and waterproofing are handled under one contract by one licensed contractor before any coating goes on, which matters on older waterfront buildings where the repair scope is usually larger than the paint scope.
