Roof Restoration and Recovery Coating Systems

A sound but aging flat roof usually does not need to be torn off. An Acrylabs recovery system repairs the failure points and applies a seamless, reflective membrane over the existing roof — for a fraction of the disruption of a replacement.

Who this is for

Owners and managers of commercial, industrial and multi-family buildings with flat or low-slope roofs that are leaking at the details rather than failing across the whole deck. Restoration is a genuine option when the deck and insulation are dry and the substrate is sound; it is not an option when the roof is saturated, and we will say so after the moisture survey rather than coat over a wet roof. The reflective finish also matters here: a dark flat roof in South Florida sun runs extremely hot, which drives cooling load and ages the membrane underneath it.

Our process for roof restoration

  1. Survey the roof

    We inspect the existing system and check for trapped moisture. If the roof is saturated, restoration is the wrong answer and we will tell you that before quoting a coating.

  2. Repair and dry

    Wet insulation and failed sections are cut out and replaced, and the roof surface is cleaned and allowed to dry, because a coating over a damp roof blisters.

  3. Detail the transitions

    Seams, laps, flashings, curbs, drains and penetrations are reinforced with fabric and mastic. Nearly every flat roof leak starts at a detail rather than in the open field.

  4. Apply the system

    Base and finish coats are applied to the specified thickness, producing a seamless membrane over the entire roof with no fasteners through the existing system.

  5. Close out

    Drains and scuppers are checked, the roof is walked with you or your manager, and the system documentation is handed over.

What is a roof recovery or restoration system?

It is a liquid-applied membrane installed over an existing roof after the failure points have been repaired, producing a seamless waterproof surface without a tear-off. It suits sound but aging flat and low-slope roofs, not roofs that have failed structurally or are saturated.

Is restoration cheaper than replacing the roof?

Generally yes, and it is much less disruptive: there is no tear-off, no debris, and the building keeps operating during the work. The saving only holds if the existing roof is dry and sound, which is what the moisture survey establishes.

Can any roof be restored?

No. Roofs with saturated insulation, structural deck problems or a covering that has already failed need replacement, not a coating. We survey first and will tell you if restoration is not the right answer for your roof.

Does a reflective roof coating reduce cooling costs?

It reduces how much heat the roof absorbs, which lowers the roof surface temperature and the heat load entering the building. How much that shows on the utility bill depends on your insulation, the size of the roof relative to the building and how the space is used.

Will the work disrupt the building below?

Far less than a tear-off. There is no removal of the existing roof and no debris chute, so tenants and residents generally continue as normal — the main coordination is roof access and staging for materials.

How long does the installation take?
