What the national cost data actually describes
Angi and HomeAdvisor publish the same underlying dataset, and in mid-2026 both show a $3,177 average for an exterior paint job [1][2]. That average covers the whole country, every substrate, and every level of preparation. It is a useful anchor and a poor quote.
Two things make South Florida diverge from it. The first is the wall: most houses here are concrete block with stucco rather than wood siding, and stucco is priced and prepared differently. The second is exposure — sun, salt and wind-driven rain shorten the life of the film, which changes how often you pay the number rather than how large it is.

Height is an access cost, not a paint cost. A second story roughly doubles the figure because everything slows: ladders get moved more often, cut lines are worked from a less stable position, and masking has to hold above people's heads. On stucco, Angi puts the multi-story premium at an extra $0.10–$0.25 per square foot on top of the base rate [3].
Stucco is the South Florida number
Angi's stucco guide, updated September 2026, is the closest published figure to what most houses here actually are: $1.80–$3.60 per square foot typical, with elastomeric coatings at $1.50–$5.00 and acrylics at $1.00–$5.50 per square foot [3]. Repairs are priced on their own — HomeGuide puts stucco patching at $8–$50 per square foot of repaired area [4] — and Angi notes that a repair needs one to six weeks to cure before it can be painted [3].
That curing window is the part homeowners are most often surprised by. It is not padding. Coating fresh, alkaline stucco too early is one of the reliable ways to produce blistering and burn-through a year later.
Elastomeric or acrylic, and why one costs more
The price gap between the two systems is not brand positioning; it is coverage. Sherwin-Williams specifies Loxon XP at 85–110 sq ft per gallon — 80 on rough stucco — applied in two coats to reach 13–16.8 mils of dry film for the waterproofing system [5]. Duration Exterior Acrylic covers 250–300 sq ft per gallon [6]. You are buying two to three times the material to coat the same wall, which is why HomeGuide puts the elastomeric premium at $900–$2,000 more on a 2,000 sq ft house [4].
Elastomeric earns that on a wall with hairline cracking and driven rain. It is the wrong choice on a wall holding moisture: the film is deliberately low-permeance, and water that cannot escape lifts it. Where the wall is sound, a high-quality acrylic costs less, sits thinner and is easier to recoat next time.
What preparation adds
Preparation is where quotes diverge, and it is the line worth reading closely in any bid you are given:
- Pressure washing before paint: $200–$420 [3]

How often you will pay it again
There is no manufacturer-published repaint interval for Florida. What there is is trade consensus, and it is consistent: 5–7 years in South Florida against a national figure closer to 10 years, with coastal exposure degrading a film noticeably faster [8]. A second contractor's figures are 5–12 years on stucco, 5–7 years across South Florida generally and 4–6 years within sight of the water [9]. Treat those as planning numbers. What decides the real interval is the system, the film thickness actually achieved, and whether the wall was dry when it was coated.
Permits and color approval
